Acquisitions

Oakley Group’s acquisition focus is on value-add and build-to-rent multifamily assets in MSAs that exhibit strong market dynamics such as population & job growth.  We make diligent investment decisions by:

  • Adhering to our disciplined sourcing, screening, and underwriting process for potential acquisitions;

  • Implementing strategic capital improvement programs that emphasize resident experience;

  • Maintaining our established relationships with sellers, lenders, brokers and vendors;

  • Leveraging our reputation as a trusted buyer, owner and operator.

Development: Multifamily

With a strategic development partner, Oakley Group is actively pursuing ground-up garden-style multifamily development opportunities in secondary and tertiary markets across the Southeast focusing on: 

  • Markets that exhibit positive growth and strong economic fundamentals;

  • Proximity to medical care facilities and major employment centers;

  • Communities with established anchored retail tenants such as Kroger, Publix, Target, Starbucks, Aldi, etc.

  • Highly rated school districts, including community college and universities.

Development: Build-to-Rent

At the end of 2020, Oakley Group formed a joint venture (Advenir Oakley Capital) with Advenir for the stated purpose of acquiring and developing build-to-rent communities. We believe that build-to-rent communities will provide superior risk-adjusted returns given consumer demand and changing population demographics.

  • Demographic shifts towards the sunbelt and suburbia (accelerated by COVID-19 and corporate acceptance of a new work from home lifestyle) have resulted in above market rent growth and occupancies;

  • Key target demographics of both Millennials and Baby Boomers (two largest generations in terms of total population in the US) will lead to outsized growth in demand;

  • Un-Institutionalized market (less than 2% of Single-Family Rental owners own over 100 units) provides significant greenspace for Oakley Group to execute;

  • Inaccessible housing market has redefined the American Dream of home ownership and will lead to a new normal of renting rather than owning;

  • Oakley Group will leverage its operational, underwriting and development expertise to maximize value by selecting superior located development sites, with high barriers to entry that are conducive to our key demographics.
